A purchase transaction consisting of 4-buildings with varying uses including self-storage, industrial and office. Property was 67% vacant and suffered deferred maintenance.
The Problem: The property was only 1/3rd occupied, the transaction needed a quick 30 day close, the buyer’s down payment was light at only 14% of purchase price, and additional capital was needed execute a renovation plan.
The Solution: Pathfinder arranged a capital stack consisting of 14% buyer equity, 18% seller-carry-back financing, and a 68% bridge loan from a private source. Transaction closed within the hard 30-day escrow requirement.
